Concept

We generate a vision through basic design plans and style concepts. You identify and manage the important details in order to develop a working budget and project schedule, make specific product selections and oversee all the purchasing, deliveries, installations, trade coordination, and finishing touches.

GUIDANCE

Personalized guidance, available as a one-time service or ongoing support, designed to collaborate with clients managing their own projects and help them move forward with clarity and confidence.

+ Full Service Package

The FULL SERVICE PACKAGE is tailored to the client who appreciates the Designer taking on the burdens of creating a detailed plan, specifying and ordering selections, and managing the installation phase of the project. This client will simply hire the appropriate contractor and tradespeople and sign off on final design selections.

DESIGN DEVELOPMENT

The first three phases are critical to the success of any project and often seem slow because of the amount of time spent working behind the scenes. During these phases, we will determine your goals for the project (wants and needs). The desired look or feel you hope to be created. We will also explore how the space will function and the budget. As questions are answered and the spaces are explored, parameters will be set in place to guide the success of the project.

PHASE I || Design Programming

  • Summary Refined - the initial Consultation Summary will be refined to define the goals of the project as gathered from the initial meeting.
  • Design Proposal and Agreement - Designer will review the proposal and agreement with clients.
  • Design Work Deposit - Design will collect initial design payment
  • Site Evaluation - working along with other professionals as needed (Contractor, Architect, Structural Engineer and the Mechanical Team), the site will be assessed to determine the framework from which design plans are created. Photos, detailed notes and measurements will be captured. A site assessment will be prepared from our meetings to clearly define existing conditions and recommendations for moving forward with the design.

PHASE II || Schematic Designs

  • Scaled Plans - detailed plans will be prepared to provide the necessary project details required to complete the design successfully (NOTE: Plans prepared for permitting will require additional fees and time)
  • Mood Boards - a series of digital mood boards will be created to define the design concept and present product selections
  • Budget - an initial budget will be established to provide a framework for finish selections
  • Client Presentation - a presentation will be given to review the initial scaled plans, mood boards, and budget. We will also discuss any modifications that need to be addressed as well as the next phases.
  • Contractor Design Review - once a clear direction has been established, the designer will review the plans with the contractor to ensure the design is feasible. Any necessary adjustments will be made in Phase 3.

PHASE III || Refining Details

  • Refining the Schematic Designs, Finalizing Product Selections & Product Budget - after the Schematic Design Client Presentation and Contractor Design Review has taken place, up to two revisions are made to the design.

    • Revisions - in order to be efficient and keep the project moving, it’s important to minimize the revisions. The goal is that we have communicated clearly so that at this point we are adjusting the details of the plan rather than exploring major direction changes. If major direction changes do occur, additional revisions will be billed at the designer's hourly rate.
    • Product Selections- are addressed in greater detail in the design agreement. Keep in mind that it takes a lot of time and research to find and source the right products for any project. It also takes trusted relationships to see those products through to installation. Therefore, there is a commission built into product selection, and any product selections proposed by the designer are to be purchased through the designer unless otherwise agreed upon prior to the selection being presented. Finish selections include but are not limited to: cabinets, countertops, tile, flooring, light fixtures, plumbing fixtures, hardware (towel bars, shower glass, custom handrails, cabinet hardware), window blinds, wallpaper…
  • Approval - once revisions are completed, clients will sign off on Schematic Design, Product Selections and the Product Budget. This item may be completed in steps as pieces are finalized, but every effort will be made to keep information consistently flowing. In some cases the plans are finalized prior to all the finish selections being fully finalized.

  • Timeline - a timeline will be established with the contractor so they can plan accordingly and products can be ordered at the appropriate times.

  • Design Work Balance - Designer will collect balance for design services. Once payment for Design Work has been received Scaled Plans, Mood Boards, and Product Selections will be released.

DESIGN EXECUTION

PHASE IV || Order and Procure

  • Order Processing - once DESIGN DEVELOPMENT Phases have been completed and product selections have been approved, the order process phase will begin.
  • Procurement - the designer will be responsible for processing and receiving all approved product selections. This is a very important part of a successful project. Careful attention is given to ensure products arrive on time and in good condition for installation. Any troubleshooting to deliver products to the job site and manage lost, damaged or discontinued products will be handled. Clients will be kept informed as needed.

PHASE V || Installation

  • Project Management - working closely with the contractor to provide support, maintain the established timeline through to completion within our best ability, and ensure design concepts are executed as planned. After the demo is completed and the design has been thoroughly reviewed, general site visits will be made weekly as the project progresses.

    This portion of the design process will include a retainer for site visits based on a reduced hourly rate. Once the retainer is exhausted, remaining site visits will be billed at the designer’s normal hourly rate.
    Site visits to review installation of fixtures (i.e. plumbing & electrical) starting in the rough phase will be scheduled as needed with the contractor and his subcontractors. Additional site visits will be scheduled to review the cabinetry and millwork designs and oversee the installation of cabinets, countertops, custom glass, fireplace surrounds, millwork, and tile work, as well as final fixture and hardware placement.

    The installation of Furniture and Accessories will be coordinated once the majority of the construction is completed and the Designer has received the go-ahead from the Contractor.

    If completing a remodel with furniture and accessories was not on the original scope of work, an additional phase will be added to complete the space to the level desired by the client. This final installation brings a space full circle. However, this phase can require as much thoughtfulness and careful attention to detail as the remodeling portion. Each space will be reviewed independently, and the goals for completion will be spelled out to develop a clear plan and expectations prior to moving forward. Pricing will be determined based on the level of detail and quality of furnishings and accessories.

PHASE VI || Close Out

  • Punch List - to cover any outstanding construction-related items.
  • Final Photos - when appropriate, final photos will be captured

+ Concept Package

The CONCEPT PACKAGE is tailored to the client who simply needs vision for what the space could become. This client feels confident to personally handle the project details from budget, schedule, and selections to managing the final installation and everything in between.

  • Site Evaluation - photos and measurements
  • Design Agreement
  • Basic Scaled Floor Plan - noting general placement of fixtures, furniture and lighting (NOTE: Plans prepared for permitting will require additional fees and time)
  • Mood Board - with concept photos and design notes
  • Virtual Presentation - review plans, mood board, and next steps

The GUIDANCE PACKAGE offers expert support for clients managing their own projects. With a strong vision and solid project management skills, you’ll lead the way — while having a trusted professional to consult with at key decision points.

*The design fee is based on an average price per space and covers design services only. Product procurement, commissions, and project management are separate services and will be detailed with the final package proposal. Fees may vary based on the size and complexity of each space. After the Initial Consultation and approval of the scope of work, the final package fee and timeline will be outlined.
